There's a section of the house where in the winter ice will build up is getting into the home on their on their main level in their main living room.
Sometimes you're able to see that through the attic spaces. Sometimes you're not. So, we're going to have to do a little exploratory mission to see how how far we can get.
Well, now we're just seeing how the ice is finding its way in.
Obviously, it's brick.
We got ice and water shield that stops before it gets to the wall. Step tins that go up about an inch. Yeah, certainly easy to see snow and ice getting up under this flashing over the step tins.
Scratch what I said about the brick.
While that is a problem, the way this is flashed currently, I think the main issue here where we have a lot of ice building up in this section of the house is low-grade ice and water shield improperly installed with the present lack of drip edge on the house and no other further measures taken to ensure that the ice can't can't uh penetrate way in the home.
So, I'll show you what I'm talking about here.
So, as you can see, I mean, the homeowner is doing their best using the these are commercial grade high-grade gutter cables, but the issue is if you look under the roof here, they put drip edge on the eve, but not on the rake.
They've got this nice, beautiful trim molding, which looks great.
Um, and if you'll see where the ice and water shield terminates is kind of right inside of that fascia board.
Um, and it's a lower grade product. If I could probably just get up under here. Yeah. I mean, this stuff just tears right off.
So, you can have obviously water and ice can get up under here, feed in through this low grade ice and water shield and and cause all kinds of problems.
So, I can't get as intrusive in this corner. It's harder to see. And that's where like if you're just reaching under, you can feel the decking under the ice and water shield is really soft and starting to rot out from where all that that water has gotten has penetrated the roof system there.
So the the key here is to use a a premium a high-grade ice and water shield. We prefer to use grace ice and water shield and um obviously install it properly all the way over the drip edge.
Make sure everything's sealed down. If you can getup behind this flashing with the ice and water shield to seal off um this transition area. Um and then then we can use these measures like redoing the heat cables and doing what we can from an insulation standpoint to keep the ice from building up, but ultimately it's going to be that ice and watershield, the the quality of the product and how it's installed that's going to allow us to keep water out of this house and to guarantee that for these folks.
So that's a little bit what we got going on.
It's hard to tell sometimes just looking at the shingles. You know, shingles themselves. We say, you know, the shingles themselves aren't what leaks. It's everything that's built up under that, the underlayment, the water shield, the felt, and then how they're installed that that truly matters.
So, obviously just because it's a nice home, um a higher-end home, does not mean that it's not susceptible to to issues like this where if you, you know, take a look under the hood, look under the surface, there's there's low-grade products. Unprotecting obviously a very valuable asset in this home.
